ZipSage provides relocation intelligence and city-matching tools based on user-submitted survey data and publicly available datasets. The Service includes a city matching survey, an affordability calculator, a mortgage payoff calculator, a city comparison tool, an international relocation tool, individual city research pages covering over 30,000 US cities, and paid PDF reports.
The Service analyzes data including housing costs, tax rates, crime statistics, employment data, walkability scores, climate data, LGBTQ+ equality scores, veteran benefits, and other factors to generate personalized city recommendations.

By using ZipSage, you consent to us sharing your data — including name, email address, income range, location, demographic information, and survey responses — with third-party partners. These partners may include real estate platforms, financial services companies, mortgage lenders, relocation service providers, insurance companies, employers, and advertisers. This data sharing is a core part of how ZipSage operates as a business.

ZipSage uses data from government sources, publicly available databases, and third-party providers including the US Census Bureau, Bureau of Labor Statistics, FBI Uniform Crime Report, HUD, NOAA, FRED, Walk Score, the Human Rights Campaign, US Department of Veterans Affairs, state revenue departments, and others. While we strive for accuracy, we make no warranties regarding the completeness, accuracy, currency, or timeliness of any data.
Data is updated periodically and may not reflect current market conditions. City rankings, purchasing power estimates, affordability calculations, and mortgage payoff projections are models. Actual results will vary based on individual circumstances, market conditions, lender terms, and factors beyond our control.
All content, design, code, data compilations, and reports generated by ZipSage are the property of Enki Holdings LLC DBA ZipSage. You may not reproduce, redistribute, resell, or publicly display ZipSage reports without written permission.
Your personal report is licensed for your individual, non-commercial use only. You may share excerpts in personal communications (such as sending the PDF to your spouse or financial advisor) but not publish, post, or commercially distribute it.
The Service may contain links to third-party websites, services, and affiliate partners. We are not responsible for the content, privacy practices, or terms of any third-party site. Your interactions with third parties are solely between you and that third party.

WE DO NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, OR FREE OF VIRUSES OR OTHER HARMFUL COMPONENTS.
YOU USE THE SERVICE AT YOUR OWN RISK. ANY RELOCATION DECISION YOU MAKE BASED ON ZIPSAGE DATA IS YOUR SOLE RESPONSIBILITY.
To the maximum extent permitted by law, Enki Holdings LLC DBA ZipSage shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, data, goodwill, or other intangible losses, arising from your use of the Service or any relocation decisions made based on ZipSage data.
Our total liability for any claim arising from use of the Service shall not exceed the greater of (a) the amount you paid to ZipSage in the 12 months preceding the claim, or (b) $50 USD.
You agree to indemnify, defend, and hold harmless Enki Holdings LLC DBA ZipSage and its officers, directors, employees, and agents from any claims, damages, losses, liabilities, and expenses (including reasonable attorneys' fees) arising from your use of the Service, your violation of these Terms, or your violation of any third-party right.
Please read carefully: Any dispute, claim, or controversy arising out of or relating to these Terms or your use of ZipSage shall be resolved by binding arbitration administered by the American Arbitration Association (AAA) under its Consumer Arbitration Rules, rather than in court. You waive your right to a jury trial and to participate in a class action.
Arbitration shall take place in the State of Wyoming or remotely by mutual agreement. These Terms are governed by the laws of the State of Wyoming without regard to conflict of law principles.
You have 30 days from first use of the Service to opt out of arbitration by emailing support@zipsage.com with subject line "Arbitration Opt-Out" and including your full name and email address.
We may suspend or terminate your access to the Service at any time, with or without cause or notice. You may stop using the Service at any time. Sections of these Terms that by their nature should survive termination (including Intellectual Property, Limitation of Liability, Indemnification, and Dispute Resolution) will survive.
We reserve the right to modify these Terms at any time. We will notify registered users of material changes by email or by posting a notice on the Service. Continued use of the Service after changes constitutes acceptance of the updated Terms. The effective date at the top of this page indicates when these Terms were last revised.
If any provision of these Terms is found to be unenforceable, the remaining provisions will remain in full force and effect. The unenforceable provision will be replaced with an enforceable provision that most closely reflects the original intent.
